REOC Releases 2Q 2017 Industrial Market Report

At first glance, the San Antonio Industrial market appears to have experienced a robust second quarter.  Upon closer inspection, however, the recorded 720,719 square feet of positive net absorption is somewhat misleading.  New construction delivered the Carrier Corp building (850,000 sf); the considerable gain from this one pre-leased facility concealed some sizeable vacancies.

Despite the conflicting activity, positive forces prevailed in the second quarter landing absorption firmly in the black but the addition of more than 1.7 million square feet new product counteracted those gains and pushed the citywide vacancy rate to 11.8% compared to 10.4% in the previous quarter.

Looking ahead, several sizeable industrial projects are moving through the development pipeline and expected to deliver nearly 900,000 square feet in the coming year. The largest project on the horizon is Enterprise III (359,200 SF) located within the Enterprise Industrial park in the North East sector.
