Corporate Office Properties Trust (COPT) is developing Sentry Gateway – an office park on 126 acres at Potranco Road and W. Military Dr. that could span up to 900,000 square feet of office space to accommodate government suppliers and contractors that will facilitate NSA operations. At build-out, Sentry Gateway could house some 4,000 employees.
The first phase of the Sentry Gateway project includes two four-story office buildings totaling roughly 250,000 square feet located at 8000 Potranco Road. COPT is handling the leasing of these buildings which are rumored to be almost fully leased. Upon completion in Q2, both buildings will be added into the statistical tracked set for inclusion in the office market stats. At this point, we are anticipating that absorption of this new space will come from firms moving into the area – new growth for San Antonio. Future activity, however, may include existing firms relocating into the new facility. COPT is already marketing the next building which is expected to be 95,550 square feet (see website).
