Success of one office development prompts R.L. Worth to get started on a three-building business park next door

HardHatIconMost developers consider themselves lucky when a building reaches 100 percent occupancy, but with R.L. Worth, the local firm is carrying over its initial success with the Heritage Oaks office development into plans to build a whole new three-building business park next door.

Dubbed the Inwood Village Business Park, the development would sit on the 15-acre site to the south of Heritage Oaks, which fronts Loop 1604 at the Bitters Road intersection. Inwood, which is still in the planning stages, will include three, two-story buildings ranging from 47,000 square feet to 55,000 square feet for a total of 155,000 square feet of office space.

Heritage Oaks III, the last of the three-building office development, is in the final stages of construction and is already being toured among prospective tenants. The four-story Class A office building has 109,000 square feet and direct access onto Loop 1604. It joins the other two buildings, the first of which was sold to Zachry Construction for its new headquarters and the second of which is 100 percent occupied.

R.L. Worth Vice President of Leasing, Shawn Gulley, said that construction for Inwood Village would start rolling once a significant amount of space has been leased in the third building of Heritage Oaks, which could be as early as Spring 2016. Once the work starts, construction would take about 12 months to complete.

Offering a slightly different product, Inwood Village would only be the two stories, and the buildings could easily be adjusted to tenants’ specific needs. The individual buildings could also be sold off, similar to with Heritage Oaks I, if a tenant preferred to own their space.
