EastGroup’s next build-to-suit to give what this medical device manufacturer needs most: space

Coastal Life Technologies, Inc. is running out of space in its current headquarters in the Alamo Ridge Business Park, which is why the medical device manufacturer has asked EastGroup Properties, Inc. to build it more.

EastGroup will start construction on a 134,700 build-to-suit for Coastal Life Technologies in late January 2016, a development that will allow the manufacturer to keep up with the growing demand for its products.

The building will include 16,000 square feet of office — roughly double what Coastal has now — as well as 25,000 square feet of clean room and manufacturing space. Before touring their current facility I had no idea what a clean room was, but found out it’s an environment specific to medical manufacturing uses given their low levels of pollutants and ability to control contamination.

Cavender & Hill Properties Inc. Vice President Ty Bragg represented EastGroup, a Jackson, Miss.-based REIT with about 2.5 million square feet of space in San Antonio, in the transaction. Hank Pruitt with Pruitt Realty represented Coastal in the lease agreement in the Alamo Ridge Business Park.

San Antonio-based Coastal Life Technologies has grown so quickly over the years, its Chief Operating Officer David Huff told me they were “spilling over the edge,” with no more room to expand in their current space at 1803 Grandstand Drive.
