The former Univision radio station in Acequia Plaza will air a different tune now that the property has been acquired by Encore Enterprises.

Encore, a commercial real estate investment firm based in Dallas, purchased the two-parcel downtown site from 3N Management Development, a privately held company backed by the family that founded what is now the Univision network.

JLL Managing Director Scott LaMontagne represented 3N in the transaction.

The multi-use property is just two blocks away from the Bexar County Courthouse and is bordered by South Flores to the west, South Main to the east and Stumberg Street to the north. The parcels at 304 S. Flores St. is nearly 1.2 acres, and the one at 308 S. Flores St. spans close to 2.1 acres.

As it currently stands, the former site is used as a commercial parking lot, and the latter is an office building.

While Encore declined to comment on the transaction or its plan for the site, rumors are floating that the company — which purchased the property under the BRT River Walk LLC name — paid about $11.2 million, or $78 per square foot, for the property.
