Flix Entertainment buys lots in Far West Side

Flix_logoFlix Entertainment, a Round Rock-based microbrewery and movie theater chain, purchased a vacant plot within a future shopping center on the booming Far West Side.

Flix purchased the 5.9 acres along Loop 1604, three-quarters of a mile south of the Walmart Supercenter on Potranco Rd. from a partnership linked with local development firm Blackburn Properties.

The company identifies San Antonio as one of the markets where it is considering building a movie theater by 2021.

Eagle Ford Shale Sale

texas_eagle_ford-oil-rigIrving-based Pioneer Natural Resources is selling part of its Eagle Ford Shale land holdings for $102 million. Denver-based Sundance Energy Inc. will buy the 10,200 acres that are valued at roughly $10,000 an acre.

CPS Energy to sell riverfront property next to Lone Star Brewery

cps logoCity-owned utility company CPS Energy is selling nearly 12 acres of riverfront property in one of San Antonio’s hottest real estate markets.

The property is at the southern edge of the trendy Southtown neighborhood between the Union Pacific Railroad tracks and the west bank of the San Antonio River where it has 950 feet of frontage. Santikos sells 81 acres on far West Side

Santikos Enterprises has sold 81 acres of vacant land next to an H-E-B Plus on Potranco Road to a company linked to local developer John H. Roberts, property records show.

The property, just west of the corner of Potranco and Clover Creek roads, is one of the few remaining large patches of vacant land within Loop 1604 on the far West Side, where residential and commercial development is booming. The land is zoned for commercial use. …Read Entire Post

FedEx’s Canadian landlord expanding SA industrial footprint

FedEx landlord buys 16 acres adjacent to Schertz facility.

PIRET — based in Vancouver, BC — is under contract for the 16 acres adjacent to the FedEx facility at 9929 and 9943 Doerr Lane as part of the REIT’s long-term goal of refocusing its core assets through new acquisitions and dispositions. The deal is expected to close sometime this quarter and will be worth an estimated $2.8 million.

FedEx accounts for more than 24.5 percent of PIRET’s rental income, with the 202,763-square-foot property in the San Antonio area as one of a number of properties the shipping company leases from the REIT. …Read Entire Post

Dallas developer snaps up 44 acres of Tobin Estate for mixed-use development

Large swaths of land inside Loop 410 are becoming increasingly difficult to come by, but thanks to the foresight of a local philanthropist, one North Texas real estate investor has landed a 44-acre win.

With plans for a mixed-use development, Dallas-based Rosewood Property Co. closed last week on property from the Tobin Endowment, the entity created after the death of San Antonio businessman Robert Tobin. The property is the last remaining piece of the Tobin Estate’s original 500 acres south of the Harry Wurzbach Road and Loop 410 intersection — the nucleus of surrounding commercial and residential growth. …Read Entire Post

Oak Hills Country Club sells 10 acres to multifamily developer

oak-hills-logoThe historic but ailing Oak Hills Country Club sold about 10 acres next to its clubhouse to a partnership linked to a national multifamily developer in order to raise money for improvements.

The land, close to Louis Pasteur Drive next to the South Texas Medical Center, is zoned for multifamily development with up to 33 units an acre. Oak Hills shareholders approved the land sale in January to fund multimillion-dollar renovations including improvements to the golf course, clubhouse and other facilities.

At the time, club President J. Scott O’Brien sent a letter to shareholders saying the club has been operating at a loss for the last nine years and had $3.5 million in debt. He noted that he considered its operating model unsustainable.

The plan amendment approved on Wednesday will turn the acreage from “suburban tier” to  “urban core tier,” allowing for up to 995 multifamily housing units, 320,000 sq. ft. of Class A office space, and 120,000 sq. ft. of retail to be developed.
